Custom Home Builds in Grimsby and Area

Building a custom home gives you the chance to make the layout work from the start: how you enter the house, where the light comes in, how the kitchen connects to living space and what storage you need. Pine Shore Construction Inc. works with homeowners throug

h the construction of a new home, from the drawings and early decisions through framing and finishing. Owners Simon Hayes and Stephanie Pinet bring more than 17 years of residential construction experience to each project.

We work from your plans, or help you get the project to a stage where the build can be properly understood. WSIB coverage and insurance are in place. If permit drawings are still needed, we can prepare or arrange them.

What a custom home build can include

The scope depends on your plans, site and selections, but a custom home project can bring together:

- Reviewing architectural, designer or engineering drawings with the build in mind

- Framing for the home's walls, floors and roof structure

- Windows, exterior doors, insulation and exterior finishes

- Drywall, taping and painting

- Interior doors, trim, stairs and custom carpentry

- Kitchens, bathrooms and other finished living spaces

- Coordination of the construction details and inspections required by the permit

Some homeowners already have a complete set of drawings. Others are still working through the layout. Either is a reasonable place to start a conversation.

How a custom home build works

1. Plans and project discussion. Send us your drawings, sketches or a description of the home you want to build. We'll review the information, ask questions and set up a time to talk. If it's a good fit, we arrange a site visit and prepare a quote.

2. Drawings, approvals and scope. We review the plans with construction in mind and identify questions about structure, materials and sequencing. We can prepare or arrange permit drawings if they are not already in place. Your municipality determines the approvals and permits required for the property.

3. Building the structure. Once the project is ready to proceed and the required permit is issued, construction moves through the stages set out in the plans and permit. Framing, openings, insulation and exterior work are completed before the interior is closed in.

4. Interior finishing. Drywall, taping and painting are followed by the trim, doors, stairs, carpentry and other details that make the house feel finished. We keep the plans and the build connected as the work progresses.

Starting with someone else's drawings

You don't need to have worked with Pine Shore from the first sketch. If an architect, designer or engineer prepared the drawings, send them along. We'll look at the plans from a builder's point of view, note questions that may affect construction and discuss what happens next before we prepare a quote.

If you are still early in the process, send photos of the property, a rough layout or a short list of what you need the home to do. The more we understand about the project, the more useful the first conversation will be.

FAQ

Do you prepare or arrange permit drawings?

Yes. We can prepare or arrange permit drawings when they are needed. The municipality reviews the application and determines the permit requirements for the property.

What should I send first?

Drawings, a site survey if you have one, photos of the property and a short description of the home are useful. If the plans are still being developed, send what you have.
