Main-Floor Renovations in Grimsby and Area
A main-floor renovation can change how the whole house feels. Removing a wall between the kitchen and living room, improving the entry, or bringing several rooms together may make the layout work much better than a room-by-room update. Pine Shore Construction Inc. takes on large-scale main-floor renovations, including open-concept changes, kitchen and living-room projects, and the framing and finishing that connect them.
Owners Simon Hayes and Stephanie Pinet bring more than 17 years of residential construction experience. We look at the structure, the existing finishes and the way the rooms need to work together. WSIB coverage and insurance are in place, and we can prepare or arrange permit drawings when they are needed.
What a main-floor renovation can include
Depending on the plans, the work can include:
- Removing, moving or adding interior walls
- Framing new openings, walls and structural supports
- Opening a kitchen into the dining or living area
- Reworking the kitchen and connected main-floor rooms
- Drywall, taping and painting after the layout changes
- Flooring, interior doors, trim, stairs and custom carpentry as part of the renovation
- New or enlarged windows and exterior doors where the design calls for them
A successful open-concept renovation is not just about taking a wall out. We need to understand what the wall does, how the new opening will be supported and how the changes affect the rooms around it.
How a main-floor renovation works
1. Plans and priorities. Send us your drawings, kitchen layout, photos or a description of what isn't working. We'll review the information, ask questions and set up a time to talk. If it's a good fit, we arrange a site visit and prepare a quote.
2. Drawings and permits. Removing or changing a wall, enlarging an opening or relocating services may require a building permit and drawings. We can prepare or arrange the permit drawings. The municipality reviews the application and confirms what is required for the project.
3. Opening up and framing. Existing finishes are removed as needed. The new openings, walls and structural elements are framed, and required inspections are arranged at the appropriate stages before the work is closed in.
4. Finishing the connected spaces. Drywall, taping and painting bring the new layout back together. Trim, doors, stairs, custom carpentry and the other planned finishes follow so the kitchen, living room and surrounding spaces feel like one renovation rather than separate rooms.
What happens when a wall is removed?
First, the wall needs to be assessed. It may be non-load-bearing, or it may support part of the house or contain services that need to be moved. The final approach depends on the existing construction and the drawings. We don't assume every wall can simply come out; we review the structure and plan the opening properly before work begins.
If you have a designer's kitchen plan or drawings from an architect, send them to us. We can review the layout from a construction point of view and raise questions about structure, openings and sequencing before we prepare a quote.
FAQ
Do open-concept renovations need a permit?
They often do when walls are removed or added, openings change or services are relocated. Permit requirements depend on the work and the municipality. We can prepare or arrange permit drawings and discuss the next steps.
Can you renovate the kitchen and living room together?
Yes, that is a common reason to plan a main-floor renovation as one project. We can look at the kitchen, living space and the connections between them together, rather than treating the rooms as unrelated work.
Can you work from plans I already have?
Yes. Send the drawings, photos and any notes from your designer or architect. We'll review the proposed work with the build in mind before we prepare a quote.
Where do you work?
Based in Grimsby, we do renovations from Niagara to Halton. Our core area includes Grimsby, Beamsville and Lincoln, Smithville, Stoney Creek, Winona, Binbrook, Hamilton, St. Catharines, Thorold and Pelham.
