Whole-Home Renovations in Grimsby and Area

Sometimes one room isn't the problem. The layout doesn't suit the way you live, the finishes are tired throughout, or you've bought a house with good bones that needs a lot of work. A whole-home renovation lets you plan it all at once instead of room by room. Pine Shore Construction takes on whole-home renovations from framing to the finishing trim. We bring more than 17 years of residential construction experience, and WSIB coverage and insurance are in place on every job.

What a whole-home renovation can include

Every house is different, but a whole-home project can bring together:

- Layout changes, with walls opened, moved or added

- Kitchens, bathrooms and basements

- Framing, drywall, taping and painting

- Flooring, trim, interior doors, stairs and custom carpentry

- Windows, exterior doors, siding and insulation

- An addition, if the house needs more space as well

How a whole-home renovation works

1. Plans. Send us your drawings, or photos of the house and a description of what you want to change. We'll review it, ask questions and set up a time to talk. If it's a good fit, we arrange a site visit to see the house and prepare a quote.

2. Drawings and permits. A project of this size almost always needs a building permit and a full set of drawings. We can prepare or arrange the permit drawings, and we'll talk through the application with you. Planning the whole house at once helps avoid redoing work later.

3. Opening up and framing. Older finishes come out, and we deal with what we find before building back. New walls, openings and beams are framed, and the permit inspections are booked at the required stages.

4. Finishing. Insulation, drywall, taping and painting come next, then flooring, doors, trim, stairs and custom carpentry, room by room, until the house comes together.

When is a permit needed?

In Ontario, a building permit is required before you renovate, repair or add to a building, and permits are issued by your local municipality. A whole-home renovation usually includes several kinds of work that need one. Area municipalities, including the City of Hamilton and the City of St. Catharines, list adding or removing walls, creating or enlarging window and door openings, new or relocated plumbing, finishing a basement and structural alterations among the projects that require a permit.

Some work doesn't need a permit on its own, such as painting, or installing cabinets and flooring, according to the City of Hamilton. Your municipality makes the call, so confirm with your local building department before work starts. Electrical work is permitted and inspected separately through the Electrical Safety Authority.
